My credit wasn’t very good when I decided to try buying investment property so I ran into some financing challenges. What I ended up doing was to get together with five other people that wanted to get into investment property. Each had credit problems but savings to work with. We formed a partnership and pooled our starting capitol. We found that we could buy distressed property pretty easily when we offered to put fifty percent down on the deal. Once we had five properties, all with positive cash flows, we found lenders were much more willing to make us loans on the improved equity of the properties. In face four lenders are now bringing us deals to consider.
