For 2008, statistical data showed that the serviced office ‘take up’ figure reached over a quarter of 1,000,000 in sq feet in Glasgow, which was down from 639,512 sq ft experienced during 2007. Experts say that though there had been a general increase from companies demanding the premium Office Space Glasgow in key business areas at the end of 2008 this could not be met due to the shortage of availability. This can explain why the rental values might be sustained when in virtually each other town they were falling. In Glasgow, there are now nine new serviced office projects being undertaken and three of these have just been pre-let which gives central Glasgow with much positivism for this year. Now, title hire for Glasgow central is £29.50 per sq foot, however , with some stock, upward pressure is certain to push this figure up to around £30 per square foot soon. Industry experts forecast a complete ‘take up’ in Glasgow of 350,000 square feet, this still remains some way off the 5 year average which is over half a million square feet. Glasgow centre has fared miles better than any other city in terms of demand for serviced offices in the United Kingdom just because it hasn’t experienced a rapid rise in the property values that other towns experienced. Owners still have to offer inducements for serviced office occupancy with the offer of free rental and other offers.
