Owning a home can provide one with a safety net when money becomes a problem. Due perhaps to medical issues or some other heavy expenses, the homeowner can dip into the equity of his or her home by getting a second mortgage. But if times really get tough and the homeowner is unable to make the mortgage payments, then he or she can be threatened with a foreclosure. The fact that there are two mortgages can provide a whole lot of additional headaches for the homeowner.
Here are some things that could occur. The holder of the first mortgage can foreclose on the property. So, obviously, you lose your home. However, the holder of the second mortgage would be wiped out under this scenario. There’s no way that bank or lending institution is simply going to walk away. It will want a remedy. So it will go after you in a breach of contract law suit.
Or the holder of the second mortgage, sensing that a foreclosure by the holder of the first mortgage may be imminent, can reinstate the first mortgage by paying past due payments to take control of the first mortgage. Then the holder of the second mortgage can foreclose. If it chooses not to foreclose it can get recouped for its expenses when it reinstated the first mortgage by suing for breach of the note.
The best alternative for the homeowner is a short sale. This allows him or her to walk away from a possible foreclosure and it provides some return of investment for the two mortgage holders. In addition, the homeowner avoids a law suit and precious time sitting in a court.

So many rewards cards out there… But just how many credit cards does a person need. Some people will say “zero.” But for the rest of us the answer is more than zero, usually 3 or 4 if what I believe is average. Anyway, if you’re going to have a credit card then you may as well get a card that rewards you for using it. So one thing I’ve done is look for the best rewards card available on the market today. And it really depends on what you want your credit card to reward you with – cash, travel, frequent flyer miles, gas, retirement, cars – there’s a card out there for you. I like the cards that are flexible and give you some cash back. American Express and Chase both offer pretty good cards in that category.

There’s nothing more beautiful than Pictures of Hawaii Flower. When Tim and I bought our house, we were thrilled that it came with a fireplace. I had always wanted one and their it was for us to enjoy. Their was just one problem, it was really ugly. It had no appeal and way to much red brick. We also loved the look of a modern wall unit but nothing we saw at the stores tied in with this very dated fireplace. My hubby, being the creative guy that he is, decided to design a built in wall unit around the fireplace. the custom piece was not that much more money then buying one and it looks terrific.
